With a 500 MW energized site pipeline across multiple U.S. states and an ambitious goal of 5 GW by 2030, we build mid-scale data centers optimized for speed-to-market deployment — faster and leaner than traditional developers. Our focus: land and power acquisition, permitting, and rapid energization to meet explosive AI/GPUaaS demand.
About the Role
This is a player-coach role. You close your own deals and lead a small team of land acquisition associates. You will take day-to-day ownership of the pipeline the CEO currently manages — sourcing, negotiating, and closing powered land and site control agreements while coaching your team to do the same.
Key Responsibilities
Deal Origination & Closing
- Source, evaluate, negotiate, and close powered land and site control agreements across the U.S., with focus on Texas
- Build and manage a personal pipeline from initial outreach through signed LOI and purchase agreement
- Rapidly qualify sites based on power availability, zoning, and permitting pathways — and kill weak opportunities early
- Coordinate with power and development teams to validate site assumptions before capital is committed
Team Leadership
- Lead, mentor, and hold accountable a team of land acquisition associates on deal targets and pipeline activity
- Run weekly deal reviews; provide hands-on guidance on offer structure, negotiation tactics, and go/no-go decisions
- Earn a team production bonus tied to aggregate deals closed by your direct reports
- Grow the team over time by identifying and onboarding future land acquisition talent
Pipeline & Reporting
- Own pipeline tracking — keep deal status, timelines, and assumptions current and visible to leadership
- Establish a consistent deal qualification framework to focus team energy on high-probability opportunities
- Deliver weekly pipeline reports to the leadership team
What You’ll Need to Succeed
- 5+ years in land acquisition, site selection, or powered land — with a personal track record of closing deals
- Experience in data center development, energy infrastructure, or industrial real estate strongly preferred
- Proven ability to lead or mentor others; high-potential candidates with strong instincts and ambition to grow into the role are welcome
- Strong negotiator with landowners, brokers, utilities, and development partners
- Able to evaluate site feasibility quickly — substation capacity, zoning, access, and entitlement timelines
- Commission-driven and self-directed: you are energized by closing, not by a comfortable base
Ideal Candidate
- Background in brokerage, site selection, or development for data centers, utility-scale energy, or industrial real estate
- Existing relationships with landowners, brokers, or utilities in Texas and other key U.S. markets
- Deep familiarity with powered land: substation headroom, interconnection queue position, and what makes a site viable
- Track record closing deals independently — not just as part of a large institutional team
- Candidates with their own firm or independent practice are welcome, provided they are committed to a long-term captive role
Compensation
- Compensation: To be determined, commensurate with experience
- Unlimited PTO, subject to Company policy
- 6 days paid US holidays
- Professional training reimbursement
Location & Travel
- Remote — Texas preferred; open to other U.S. locations
- Moderate travel required for site visits, landowner meetings, and market coverage
